Who we are

This website is operated by IK Capital Group LLC, a Texas limited liability company (“we”, “us”, or “our”). We are a principal real-estate investor — we buy residential property for our own account, renovate it, and hold or resell it. This policy explains how we handle information submitted through ikcapitalgroup.com.

Information we collect

We only collect what you type into a form on this site. We do not buy or license personal information from data brokers.

• If you request a cash offer: your first name, the property address, your email address, and — only if you choose to provide it — your phone number.
• If you submit a deal: your name, email address, optional phone number, the property address, the asking or assignment price, and — if you provide them — the estimated ARV, the condition, and a link to photos.
• If you submit a partner inquiry: your name, company, role, email address, optional phone number, and the message you write.
• Ordinary server logs: our hosting provider records standard technical data such as IP address and request time, as every web server does.

Information about other people

If you send us a deal, your submission may include details about a property or a person other than yourself. We rely on you having the right to share that information with us, and we use it only to evaluate and, if it fits, pursue the opportunity. If you believe someone submitted your information without authorization, contact us and we will address it.

What we do not do

This site uses no cookies, no analytics, and no advertising or tracking pixels. We do not profile you across sites, and we do not sell or rent your personal information to anyone.

Why we use your information

To evaluate a property, prepare and send an offer, respond to your inquiry or deal submission, and communicate with you about a potential transaction or partnership. We do not use your information for any unrelated purpose.

Who we share it with

Real estate transactions require other parties. We share only what is needed, only with:

• Transaction participants — title and escrow companies, closing attorneys, and lenders involved in a specific transaction.
• Joint-venture and capital partners — where a property is acquired or funded together with a partner.
• Service providers — our website host and our transactional email provider, who process data on our behalf and under contract.
• Legal requirements — where we are required to disclose information by law, subpoena, or court order, or to protect our legal rights.

How long we keep it

We keep inquiry records for as long as needed to respond and to meet legal, tax, and recordkeeping obligations. You can ask us to delete your information at any time using the contact details below.

Your choices and rights

You can unsubscribe from any marketing email using the link in that email, or by writing to us. Depending on where you live — including under the Texas Data Privacy and Security Act and the California Consumer Privacy Act — you may have the right to access, correct, delete, or obtain a copy of your personal information, and to appeal a refusal. We honor these requests regardless of your state of residence. We will respond within 45 days of an authenticated request (and may extend once by a further 45 days where reasonably necessary, with notice). If we decline a request, you may appeal, and we will respond to the appeal within 60 days.

Security

Submissions are transmitted over an encrypted connection and access is limited to people who need it. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Children

This site is intended for adults. We do not knowingly collect information from anyone under 18. If you believe a child has submitted information, contact us and we will delete it.

We may update this policy from time to time. The “last updated” date above reflects the current version, and material changes will be posted on this page.
